Our community client base includes NHS trusts, local authorities, transport operators and community groups. Each has its own governance structure and expects design work to be documented and reported to a particular standard. The Practice is comfortable with public-sector procurement processes and with the consultation and stakeholder engagement that community projects require.

Bond Street Arena in Chelmsford was a community-facing project in the city centre. Southend Travel Centre and Bus Station is a busy transport interchange serving the town daily. Our ambulance station project brought us into detailed technical work with an emergency services operator. Each of these projects had a distinct set of stakeholders and demanded a very different building.

Community buildings live longer than most. That calls for materials and details specified to endure with minimal maintenance, services planned with future replacement in mind, and early thinking about how the building will adapt as its user base changes. These considerations are built into the design from the outset rather than treated as an afterthought.

Public and community projects usually begin with a feasibility study and an options appraisal, since funding often has to be secured before design can proceed. We prepare the drawings, cost information and supporting material that funding bids and committee approvals require.

The design then follows the RIBA Plan of Work, with consultation built into the early stages so that stakeholder feedback shapes the scheme rather than arriving too late to act on. We are experienced in public-sector procurement and in the reporting standards that local authorities, NHS trusts and grant funders expect.

The Practice takes on Principal Designer duties under the Building Regulations and advises on sustainable design, both of which matter particularly on public projects, where operational cost and compliance carry as much weight as appearance. We would rather design a building that is quietly durable than one that photographs well and ages badly.
